Pittsburgh South Hills Real Estate Market Update: July 2026

The Pittsburgh real estate market is giving buyers more choices this summer, but that does not mean every home is sitting or that sellers have lost their advantage.

Inventory across the Pittsburgh area increased in June, with 5,451 active listings—10.6% more than the same time last year. The median listing price was $259,900, up 1.9%, while the typical home spent 47 days on the market. Nineteen percent of active listings had a price reduction.

Those numbers point to a market that is becoming more balanced. Buyers may have more time to compare homes and consider their options, but well-priced homes in desirable South Hills communities can still attract attention quickly.

What Is Happening in the South Hills?

Bethel Park

Bethel Park’s median sale price reached $301,819, a 2% increase from the same period last year. Ninety-three homes sold in May, up from 83 the previous year, while the median time on market increased slightly from 47 to 49 days.

That combination suggests steady buyer interest without every listing selling immediately. Sellers still need to pay attention to pricing, condition, and how their home compares with other available properties.

Upper St. Clair

The median sale price in Upper St. Clair was $472,167, up 7.3% year over year. Forty-seven homes sold in May, and the median time on market increased from 47 to 52 days. The average sale-to-list ratio was 100.5%, although individual results varied depending on the home.

Buyers should expect stronger competition for homes that are well maintained, properly priced, and located in the most sought-after parts of the community. Sellers should not assume the higher median price means any asking price will work.

Jefferson Hills

Jefferson Hills recorded a median sale price of $424,736, a 26.8% increase from the previous year. Thirty-eight homes sold in May, compared with 33 last year, and the median time on market was 55 days.

That 26.8% increase deserves context. Jefferson Hills has fewer monthly sales than a larger market such as Bethel Park, so the types, sizes, and price ranges of the homes sold can have a noticeable effect on the median. It does not mean every Jefferson Hills home increased in value by nearly 27%.

Pleasant Hills

Pleasant Hills had a median sale price of $264,842, down 11.7% from the same period last year. Twenty-three homes sold in May, and the median time on market remained at 53 days. At the same time, the median price per square foot increased 29%, showing how much the mix of homes sold can affect the headline numbers.

A lower median sale price does not automatically mean property values throughout Pleasant Hills are falling. Looking at comparable homes is far more useful than relying on one community-wide number.

South Park Township

South Park Township’s median sale price was $297,322, up 2.3% year over year. Forty-three homes sold in May, down from 53 the previous year, while the median time on market increased from 46 to 53 days.

Buyers may have a little more room to evaluate a home before making an offer, but condition and price range still make a significant difference in how quickly a property sells.

Peters Township

Peters Township followed a different price pattern from many Allegheny County communities. The median listing price was approximately $622,000 in June, homes averaged 33 days on the market, and properties sold for approximately 100% of their asking price on average.

That does not mean buyers should automatically offer full price on every Peters Township home. It means the strongest listings are generally being priced close to what buyers are willing to pay.

What This Means for Buyers

More inventory is good news, but the market is not the same at every price point or in every community.

A buyer looking in Bethel Park may face a different level of competition than someone looking in Jefferson Hills or Pleasant Hills. Before deciding how quickly to act or what terms to offer, look at:

How long the home has been listed
Whether the price has already changed
Recent comparable sales
The home’s condition
How much competition exists in that price range

The broader market can provide context, but the individual property still determines the approach.

What This Means for Sellers

More available listings mean buyers have more homes to compare. Pricing a home based only on what a neighbor received last year may not reflect the current competition.

Before listing, sellers should understand:

What similar homes have actually sold for
Which homes are currently competing for the same buyers
How condition affects the likely price
Whether nearby listings have required reductions
How long comparable homes are taking to sell

A realistic starting price can help generate stronger interest before a listing begins to feel stale.

The Bottom Line

The July market is not clearly favoring every buyer or every seller. Pittsburgh inventory has increased, but prices remain relatively steady and well-positioned homes are still selling.

The numbers are useful, but they do not tell you what one specific home is worth or what you should offer. That requires a closer look at the property, its condition, its location, and the most relevant recent sales.
